Channel Islands Waterfront Homes - (Condos)

Channel Islands Waterfront Homes (Condos) is located on the west side of the "peninsula" which is actually an island in the middle of the Channel Islands Harbor.

The units are condominium style and were converted from apartments. The first floor is parking. Above the parking there are 3 floors of condominiums much like a hotel

The land under and nearby is owned by the County of Ventura and is leased. Channel Islands Waterfront Homes has a 1/4 mile of Harbor frontage and a view of the boat docks. Coin operated washers and dryers are on each floor. The 1 and 2 bedroom units are paying the same HOA Fee. Map Link

The Channel Islands Homeowners Association Fee: In two parts with currently a total of 451 per month.

Part 1 for costs of the Association it pays for:
    1. The following utilities: Cold and Hot Water, Trash, Sewer and Outside Lighting

    2. Maintenance of the buildings, parking lots, pest control, and landscaping.

    3. Common area pest control and correction work

    4. Association management.

    5. Reserves for future repairs and replacements of the common areas.

    6. Insurance: Hazard, Fire and other

    7. Earthquake Insurance

    8. Membership in the Marina Club at Channel Islands This includes the main swimming pool and spa, saunas, fitness room, showers, tennis courts, lounge with a fireplace, and private party facilities.
Part 2 100 for land lease payment
    1. The monthly ground lease payment is fixed at 100 Dollars per month intill December, 2010 will be adjusted thereafter according to the Cost of Living Index. The lease is for till Dec 2099, so a loan can be made
