Oxnard Boat Dock Homes

Ventura County Channel Islands Harbor's North bay is home to a special community of boat dock homes. Multiple Channels and inlets allow for many choices of waterfront living. Mandalay Bay townhomes (they are actually single lot line attached homes)line the West side of the Main Channel with a small number on the South end of the East side. The Mandalay Bay townhomes feature mostly three and four bedroom homes with the average dock size of 34' although some corner locations might have extra footage up to 100.

Leeward Estate (single family homes) border the East side of the Main Channel. Leeward Estates feature larger homes from 2000 to 5000 sq ft, many are custom designs, with larger property parcels and larger water footage. Dock space here is varied with some allowing up to 44', again with some corner lot exceptions it might be more.

Oxnard Harbor Homes, Mandalay Bay Townhomes and Leeward Estates are now know as Mandalay Bay Homes.

City of Oxnard Streets and Waterways Division maintains the seawalls and navigable depths of the channels. Oxnard removes debris in the channels as well as maintain the green belts and common areas in the Mandalay Bay community. Mandalay Bay residents pay an annual assessment through their property taxes (800.00) that pay for all maintenance measures in the waterways. Also there is a HOA fee of 50 dollars per year.

Mandalay Bay (Detached Homes)Leeward Estates in Mandalay Bay, is East of the Main Channel of the Channel Islands Harbor, south of Harbor Island , and Westport and Hemlock Street, West of Victoria Avenue, and North of Channel Islands Blvd. 240 lots, 90 - 95% of the lots now have a house on it. Street names N/S are Greencastle Way, Greencastle Lane, Greencastle Court, Peninsula Road, Ravoli Drive, Monaco Drive, and Victoria Avenue. Street names W/S are Hemlock Street, Romany Drive, Ischia Drive, and Nice Court.
