CMA will tell you what homes are:
"Active" available for sale. "Contingent-1st Right" means that an offer has been made and someone else has the Right to buy it first. (rarely seen) "Contingent-Back up" means that an offer has been made and accepted by the owner. But, there is a condition that must be met before the sale can go forward such as the bank agreeing to take less money than they are owed. "Pending" means that the home is in escrow and waiting for inspections, financing, etc. "Sold" The property has closed escrow that means that the contract has been executed and there is a new owner of the property. "Cancelled" The owner has decided not to sell the property. "Conditional Cancel" The owner had decided to take the property off of the market, but there may be an existing contingency offer. "Expired" The length of the listing contract has expired. "Release From Showing" The property will no longer be shown
A CMA is not an appraisal. An appraisal is made by a licensed appraiser using only infomantion from simiular property that has been sold.
In most cases David Walker uses all data for the "track" or group of tracks that is near your home is located. The best CMA is one with many similar homes that has been sold recently near the subject property. However, one sometimes must tweek the CMA to remove dis-similar homes to the subject property.
