The Beach is a West facing "Dry Beach" meaning that there is always lots of dry sand to play on. (in comparison with a Wet Beach where at high tide all sand is wet or underwater). There is mostly Sand and in some places there are small rocks. I have never seen a stone as large as a walnut at this beach. The Channel Islands Beach is about 350 to 500 foot wide and almost 4 miles long.
Channel Islands Beach is commonly divided into four or five parts. The locals call the areas (from the North to the South) Oxnard Shores, Hollywood Beach, Hollywood By-The-Sea beach, Oxnard Harbor, and Silverstrand Beach.
It is easy to tell which homes are oceanfront or not by address numbers. All houses that are beachfront have an "odd" house number (as in 2515). Homes that are on the other side of the street are even numbers (as in 2514) and are across the street from the beach. All Beachfront Homes that are in Oxnard Shores area have an address on Mandalay Beach Road, Capri Way, or Marine Way. All Beachfront Homes that are at the beaches of Hollywood Beach, Hollywood, Hollywood By-The-Sea, and Silverstrand have an address on Ocean Drive.
Oxnard Beachfront or Oceanfront means there are no homes between you and the sand or rocks which touches the surf. It also means that you are very close to the Ocean edge.
If you have ocean front property, no one can build in front of you. If you have a beach house you now may have a view overlooking a one story (older) ocean front house or vacant lot. But someday that house will be replaced with a 3 story home, and you will no longer have a great view.
In a Newspaper ad it can be misleading, the ad can say "white water view" but the house maybe on the Ventura Hillside a mile or more away. Or it can say "ocean view" and it may mean the home is on a Camarillo hillside ten miles from the sea. Or it can say waterfront home and mean a house at the harbor or at the beach.
